The Group deploys capital for real estate co-investments, and direct acquisitions through its sophisticated understanding of local markets and a focused defined investment matrix. We execute creative structured financing through relationships with banking and funding partners, resulting in investments in select assets. We typically identify opportunities both in distressed and recovering markets. Pre-defined, achievable exit strategies under a variety of scenarios are modelled and targeted.

iAM Capital Europe II (ICE II) Fund
Following on from the success of IREO, and to satisfy new opportunities, we are launching a second-generation real estate fund that will focus on creating long-term capital growth through value-added enhancements, innovative financing, and organic growth in rental rates.
ICE II will be focusing on select liquid cities in Southwest Europe, with focus in Italy and France. With a proven track record, an established network of local partners, and an impressive pipeline, iAM Capital is raising up to €100 million for ICE II.
iAM Capital have identified four key opportunity areas that have been evolving in European real estate, which we anticipate will continue to be relevant in the medium term:

ICE II will capitalise on off-market opportunities in a portfolio of approximately 20 investments in Residential, Retail & Mixed-use real estate.
The Fund is a Reserved Alternative Investment Fund (RAIF) whose organisation is regulated by the Luxembourg CSSF.

Selected Investment by the Fund
Integrated Real Estate Opportunities (IREO) Fund
The IREO fund is a closed-end fund launched in April 2015 and incorporated in Luxembourg. IREO invests in a diversified portfolio of residential, retail, office and mixed-use assets in highly liquid markets and in attractively priced locations, particularly in Southern Europe, where the Group has strong and established partnerships, and, selectively, in the US. The Fund’s current Real Estate investments include a portfolio of properties in Italy, France and the US.
We invest with local partners who contribute their own funds and proactively manage the transaction on the ground, with our active involvement.
